Buyers interested in a new home or condo will often bring their own buyer's agent to help them get the most incentives, the best upgrades and amenities and the best possible price.

— Exclusive buyer agents are associated with brokers who work only for buyers of homes. Their mission is to help the buyer find the house or condo that is right for them, at the best possible price and terms. The service of an exclusive buyer agent is free to the buyer because the seller pays commission to the agents. If there is no buyer agent in a transaction, the seller's agent takes the entire commission, otherwise it is split between the agents.

The dual agent works for both the seller and the buyer. This arrangement may make it difficult for the agent to represent both parties' interests equally; it often works the best interest of the buyer.
